Camelot HOA Annual Meeting

Board Members Present:

Board Members Absent:

Attendance - Approximately 40 residents
Weather - Partly cloudy, dry, and 75 degrees
Rodd Torbert introduced the other board members in attendance and then discussed the following;
New website:
- Share info on website including financials/budgets
- Annual HOA Fees were to be increased to $425 but due to COVID reduced back to $400
- For those that already paid they will have a $25 credit for next year
- Fee increase was to help cover costs associated with pond erosion project and offset rising maintenance and operational costs. HOA fees have remained at $400 for more than five years while costs have risen each year. Need to also increase our Reserve Fund to cover the cost of future pool repair/replacement costs.
- Discussed landscaping/pool maintenance. Signed a one year contract with Personal Touch to continue to maintain our common-area grass and daily pool operations.
- We will open our pool to residents with suggested guidelines provided to us by the Lorain County Health Department and the State of Ohio. These guidelines will be clearly posted at the pool and each resident (and resident guest) are asked to follow the guidelines without dissent. It was mentioned about possibly limiting the number of guests a resident can bring to the pool. For now, residents are allowed to bring a reasonable (but limited based on the pool usage at the time) number of guests, however they also must follow the guidelines posted - including signing in/out along with contact information. This is necessary in order to follow up should there be a potential health risk from those using the pool during their visit. We ask all residents (and guests) to respect the guidelines posted and be courteous to your fellow neighbor at all times.
- Discussed the idea of giving each residence a $50 credit off their annual dues should they replace/repair their light/lamp-post as most are not working or have been removed. An additional $50 credit might also be applied towards a new mailbox should we determine to have all mailboxes look the same in the sub-divisions. The appearance and operation of both the light/lamp posts and mailboxes are noted in our HOA By-Laws. Plans are still be discussed as a board before any plan is shared with all residents.
- Deb Palmer has submitted her resignation to the board as she and her family are moving from Camelot. With her departure from the board as the Camelot Treasurer, two current residents have inquired about the position. Mike Morales and Corey Barnes were placed on the ballot. Each household represented at the HOA meeting were given the opportunity to vote for either Mike or Corey. Ballots were totaled and Mike was elected by an 18-15 vote. We thank Corey for his willingness to serve our community and hope to find a role for him soon as he has some great ideas and energy.
Next HOA Meeting has yet to be planned but all felt that a meeting at the pool area each year would attract more residents because of the convenient location.
